Back in the early 2000’s, when Janette was selling real estate to International Buyers, she knew the importance of articulating the value of the area, and lifestyle. When I started working in Real Estate in 2009, I quickly learned that the homes represented by the right team and brokerage often sell for more than comparable homes that sell with inexperienced agents. The reason is simple, the buyers did not see the value in the home. The reasons are multiple: the home was not unique in the buyers eyes, the home was not desirable, the buyers got the impression the sellers did not love the home, and the buyers saw the discount brokerage and realized they could squeeze the sellers for more money.
Setting your home apart from the competition
Your marketing has to stand out from other homes. If your description could describe any other home in your area, then your home is no better than any other home in the area. The marketing of your home should speak to the potential buyers. If we are writing about a lakefront home that is perfect for a family, we will include a quote from the current family: “I will fondly remember the crackling fireplace, the laughter of my children and everyone’s excitement when they awoke to a fresh snowfall. Our home on the lake brought the Smith family together and ensured we spent quality time, away from the usual distractions, focused on one another and having fun.”
And, if we are selling an historic home, we will write to the emotions evoked by the classic design: “Some heritage homes arouse curiosity… a sense of wonder of what’s behind the beautiful facade. They are immediately captivating with their timeless design, that you can only wonder about the world behind the beautiful, hardwood doors: inviting, vibrant, lively, comforting.”

To truly articulate value, we need to delve deeper into what makes your home special. Is it in a community with old-school community values, or is it in an urban part of town, or does it have a fantastic view of the sunset? Even the smallest condo is special to the first time home buyer, who is looking for something close to all their favorite restaurants, work, and friends. We like to believe that bringing attention to the smallest details in your home makes the biggest difference in the final sale.
